Montana agents spend hours every month in lender offices, at networking events, and writing market updates for their database. Bison Mortgage, based in Missoula, hires agents part-time to do that work as Business Development Managers, on an hourly wage plus performance bonuses.
What the job is
Office education & presentations
Coordinate and host educational presentations for real estate offices on financing, programs, and the current lending environment.
Events & CE coordination
Organize lunch-and-learns and continuing education events that bring agents and Bison loan officers into the same room.
Market intelligence reporting
Produce a monthly written report on local inventory, rates, and buyer behavior that agents can actually use.
Loan officer recruiting
Identify and introduce experienced mortgage loan officers who would be a fit for the Bison platform.
A real workloadWhat a month actually looks like
Week one
Book and confirm two office presentations. Coordinate dates with brokerage managers and Bison loan officers.
Week two
Host a lunch-and-learn. Cover current programs, the rate environment, and what is actually getting approved.
Week three
Pull Missoula and western Montana inventory, days-on-market and rate data. Write the monthly market intelligence report.
Week four
Attend a Montana industry or community event. Submit your timesheet and activity log for the month.

How this stays compliant
This role is employment. Compensation is paid for business development, marketing, education, and recruiting work actually performed and documented. It is never based on, or paid in exchange for, the referral of settlement service business, consistent with the Real Estate Settlement Procedures Act. Wages and any discretionary bonuses are tied to hours worked and activity completed, not to loans closed.

No. You keep your license and stay at your brokerage. This is a part-time W-2 role alongside the business you already run. Most BDMs work five to fifteen hours a week.
No. You are paid an hourly wage for hours worked, plus discretionary bonuses tied to documented activity: presentations coordinated, events hosted, reports produced, loan officers recruited. No part of your pay is based on a loan closing, a loan amount, or a client you send anywhere.

Qualifications
- Active Montana real estate license in good standing preferred
- Minimum three years in residential real estate, mortgage lending, or business development
- Strong understanding of residential mortgage lending and the home buying process
- Strong communication and presentation skills
- Highly organized and self-motivated
- Proficient with CRM and marketing platforms
