Uptown Butte is block after block of pre-1920 masonry and millwork that would cost a fortune to reproduce and often trades for less than a new build in the valley. Montana Tech keeps a student and faculty population in town, and a century of mining means environmental disclosure is a routine part of a transaction here in a way it simply is not elsewhere in Montana.

Silver Bow closes a modest number of transactions and Uptown, the Flats and the outlying areas are three different markets with three different price levels, so one town-wide median would hide more than it shows. Here is the statewide figure for reference, which will read as almost comically high next to what Butte actually costs, and that gap is the point.

Renovation financing
The Uptown housing stock is the argument for it. Buy the 1908 house and fund the wiring, the boiler and the roof inside the same loan rather than closing and then discovering the budget does not exist.
FHA
Lower down payment and more forgiving credit, and at Butte price points the FHA loan amount stays small enough that the mortgage insurance is not the deal-breaker it becomes at Bozeman prices.

Assistance is a fixed number of dollars. Against a Butte purchase price it can be most of what you need at the table, which is why the program goes further here than anywhere else we lend.

Old systems on appraisal
Knob-and-tube, original steam and hot-water boilers, and roofs long past their design life are common Uptown. Appraisers call them out, underwriters require repairs, and sequencing who pays for what before closing is most of the work on a Butte file.
Environmental history and disclosure
Mining history is part of the record here. Disclosure is normal and not a red flag by itself, but a property with a documented remediation history needs the paperwork assembled early, because a lender will ask for it.
Insurability of older Uptown properties
Some carriers will not write a policy on original wiring or an aged roof at any price. No policy, no loan. Get an insurance quote before the inspection period ends, not after.
A low price does not mean an easy appraisal
When a block has three comparable sales in two years, the appraiser is reaching regardless of how modest the number is. Cheap and easy are different things.
