Fee land inside the reservation boundary is financed in the ordinary way. Confirm the status from the title commitment first, then the loan is a normal loan.
Jumbo for lakefront
Flathead Lake frontage crosses the county conforming limit quickly, and the appraisal is the hard part: frontage, dock rights and shoreline all price separately from the house.
Second-home financing
Much of the shoreline is bought as a second home, which has its own occupancy classification, its own pricing and its own reserve requirements. Calling it a primary residence when it is not is fraud, not a strategy.

Land status, before anything else
Section 184 eligibility is based on tribal enrollment, not where the house sits. Land status is a separate question. Tribal trust and allotted trust land cannot be mortgaged the way fee land is; financing runs through a lease and a BIA title status report rather than a normal title chain. Confirm the parcel status before an offer is written, because that answer changes everything downstream.
Lakefront appraisal with a thin comparable set
A handful of frontage sales a year, each one unlike the last. Expect a longer appraisal, expect the appraiser to reach up and down the shore, and do not be surprised by a value that argues with the contract.
Occupancy classification on a second home
Rental intent, distance from your primary residence and how the property is actually used all feed the classification, and it drives your rate.
Seasonal access
Some parcels are reached by roads that are not maintained year round, or by shared private access. Both affect insurability and both affect what an appraiser calls the property.
