Ground carrying an agricultural tax classification can lose it when a parcel is split off for a residence, and the tax bill that comes back changes the payment the underwriter is qualifying you on. Ask the county before you sign, not after.

Irrigated ground with senior water rights can dwarf the value of the structure on it. That changes which loan can be used, how the appraisal is written, and sometimes whether a residential lender is the right lender at all. We will tell you when it is not.
