The Bitterroot Valley, where acreage is the default rather than the exception. Hamilton is not only a bedroom community for Missoula, though plenty of people run US 93 north every morning. Rocky Mountain Laboratories anchors a research and health employment base that most of the state does not know exists, which gives this valley a salaried professional buyer alongside the ranch and the retiree.

Land and acreage
In the Bitterroot the parcel usually comes first and the house second. Irrigated ground, outbuildings and shop space need a lender who will underwrite the whole property instead of trimming it to fit a suburban form.
USDA Rural Development
A great deal of this valley is inside the USDA eligible area, and a buyer under the income limits can use it. It is the single most underused program in Ravalli County.
Conventional
For in-town Hamilton and the newer subdivisions on the valley floor, the ordinary loan is the right one, and prices here still sit under the county conforming limit.

Irrigation ditches and water rights
Water rights ride with the parcel, or they do not, and the difference is worth real money. A ditch easement crossing the property affects the title work and sometimes the buildable area. Get the water question answered before the appraisal, not after.
Excess acreage
When the ground is worth more than the house, a lender may treat part of the acreage as excess and lend against the residence and a portion of the land only. That gap comes out of your down payment if nobody flags it early.
Shared wells without a recorded agreement
Two or three houses on one well is normal here. A financeable version of that arrangement needs a recorded shared well agreement. Finding out at underwriting that none was ever recorded costs weeks.
The USDA line moves as you come north
Eligibility is drawn by map, not by county. As you head toward Florence and Lolo the boundary matters street by street, and a house that qualifies can be across the road from one that does not.
